CP12 · £70 per property, up to 2 appliances
Landlord gas safety certificates Glasgow
Annual gas safety checks for rented properties, with the record issued the same day and a reminder before the next one is due. One engineer, one invoice, no chasing.
What a CP12 is
The CP12 is the landlord gas safety record. If you let a property in Scotland, every gas appliance and flue must be checked by a Gas Safe registered engineer every 12 months, and your tenants get a copy of the record.
It is also part of the Scottish Repairing Standard: a landlord must keep gas installations in a safe working state, and the CP12 is your evidence that you have. No current record can mean trouble with the council, your insurer and any deposit dispute.
I work with landlords directly and with tenants for access, so you do not have to play messenger.
What the check covers
- Every gas appliance: burner pressure or gas rate, and a safe flame picture
- Flues and chimneys carrying fumes out as they should
- Ventilation to each appliance
- A tightness test on the pipework
- Safety devices working
- The signed record, issued to you the same day
The reminder service
I keep the renewal date and contact you before it is due. Multiple properties get lined up on the same day where access allows. You stay legal without a spreadsheet.
Landlord questions
Do tenants need to be in?
Someone needs to give me access, but it does not have to be you. Give me the tenant's number and I will arrange it directly, then send you the record.
What if an appliance fails the check?
I make it safe on the spot, record the fault, and give you a written price for the repair. The call-out does not apply here: you already paid for the CP12 visit, so you only pay for the fix.
Can you do the boiler service at the same time?
Yes, and it is the sensible way round. Same visit, one access arrangement, two pieces of paperwork: the CP12 for the council and the service record for the boiler warranty. The service is £80.
What if there are more than two gas appliances?
The £70 covers up to two gas appliances at the property. Extra appliances are quoted on the phone before I visit.
Check my card
Every legitimate gas engineer carries a Gas Safe ID card. Ask to see mine at the door, or check my number before I arrive. If an engineer will not show you a card, do not let them near your gas.
